The UK Government brought in new legislation in 2007 in respect of residential landlords holding tenants’ deposits. Landlords can no longer hold deposits without entering into a Government-approved scheme.
A Tenant Performance Bond (or Student Bond) provides a simple alternative to the deposits required above, by providing cover that pays out up to 3 months rent to the landlord for rent default and/or damage. This provides reassurance to landlords and means low upfront costs for tenants.
